«Sea Residence» Complex Territory Development Concept

The motives for designing the residential complex on the territory of the Harbor of Vasilievsky island were: the outline of the wave, the silhouette of sailing yachts, the outlines of ice hummocks, as well as images of sailing ships in engravings and paintings of St. Petersburg.

The concept provides for the demolition of the site development and construction of new buildings. The regular planning structure of the district is based on an orthogonal grid obtained during the analysis of a typical quarter of the historical center of Saint Petersburg. The main compositional axes are: extensions of Sredny prospekt of Vasilievsky Island and Srednegavansky prospekt, as well as a pedestrian boulevard perpendicular to them. The improvement of the territory of the complex with a developed system of pedestrian and bicycle traffic smoothly passes into the space of the embankment, so the architectural concept continues the improvement of the embankment.

There are 7 entrances/exits to the complex from all surrounding streets, equipped with a pass system to exclude transit traffic through the complex. Residents' parking lots are located in underground single-level parking lots. Guest parking is designed mainly along driveways.

Shopping center parking is organized in a single-level underground space and in a 7-story parking lot. The draft concept proposes the organization of an additional stop and berth for river trams. Residential buildings are grouped into blocks of a perimeter structure that form a regular layout and form clear public (street) and private (courtyard) spaces.

Commercial premises and consumer services enterprises built into the first floors form an active street front of intra-block driveways, which contributes to improving the quality of street space. Pre-school facilities are located deep in the residential area within the radius of accessibility. Secondary education facilities are grouped at a short distance from each other in the center of the neighborhood, forming an educational complex and ensuring the availability of the sports core to all residents.

Playgrounds for young children are located in private spaces of courtyards in direct view from the windows of residential buildings; playgrounds for older children and adults are located in the space of the boulevard and embankment.

The project provides for the maximum possible preservation of the existing landscaping of the territory and its addition with new plantings. In the courtyard private spaces are restricted access to vehicles, so they are as green as possible. The number of storeys of buildings (9-18 floors) follows the nature of the terrain, falling in an amphitheater as it approaches the Bay, opening up a view of it for most apartments. The orientation of buildings to the cardinal directions and the presence of gaps, arches and height differences in the perimeter of residential blocks create favorable insolation, aeration and acoustic modes.

The number of sections used in residential development is 9 types. The layout of the sections is organized in accordance with modern architectural trends. Communication of rooms is provided both through the corridor and through the kitchen-living room. Apartments have planning flexibility and the ability to combine several apartments into larger ones. Apartments with comfortable layouts on the upper floors have landscaped terraces.
